If you've been looking at Gatlinburg vacation rentals, you've probably run across Chalet Village. It's one of the most established cabin communities in the Smokies, and it's been through a lot over the years. If you're thinking about buying a short-term rental here, here's what you need to know.

๐Ÿ”๏ธ WHERE IS CHALET VILLAGE?

Chalet Village sits high on the slopes above downtown Gatlinburg, right at the doorstep of Great Smoky Mountains National Park and close to the Ober Gatlinburg area. It's actually several neighborhoods rolled into one, and it's been a favorite for vacation chalets since the 1960s. That's part of why the community feels so established, with wooded lots, mountain views, and a mix of classic chalets and newer construction.

You can't talk about Chalet Village without talking about the Chimney Tops 2 fire in November 2016. It was a devastating event. Hundreds of homes in the community were lost, and the rebuilding process took years.

But here's the part that matters for today's buyers: out of that tragedy came one of the most significant refreshes anywhere in the Smokies. Walk through Chalet Village now and you'll see hundreds of brand-new cabins and chalets that simply didn't exist before 2017. New construction means modern floor plans, updated systems, better insulation, and homes built to current codes, many using more fire-resistant materials and Firewise landscaping practices.

For an investor, that's meaningful. A large chunk of the inventory in Chalet Village is now newer, purpose-built, and guest-ready, which makes it easier to compete in a market where guests expect updated interiors.

One thing Chalet Village offers that many Gatlinburg cabins don't: real community amenities. The Chalet Village Owners Club maintains three clubhouses, North, South, and Alpine, with outdoor pools, lighted tennis courts, game rooms, and paved walking trails. The South Baden Clubhouse sits just steps from the Ober Gatlinburg area.

For vacation guests, that adds genuine value, especially for families. Pools in the summer, game rooms on rainy days, and walking trails without leaving the community. Those are the kinds of amenities that show up in reviews and help your cabin stand out.

Gatlinburg as a whole is one of the strongest short-term rental markets in the country, driven by year-round demand from the national park, Dollywood, and the town's attractions. Market data for the broader Gatlinburg area shows average annual revenue in the mid-$40,000s to $60,000+ range depending on the source and time frame, with occupancy typically ranging from the mid-40s to low 60s percent and average daily rates over $300 at many data providers.

Chalet Village specifically tends to perform well within that market. Guests book it for the views, the proximity to downtown, and the community amenities. But it's not automatic. Performance varies a lot cabin by cabin, and the numbers that matter are the ones for a specific property, not the market average. Never buy on gross revenue alone, and remember that two cabins a few doors apart can perform very differently based on views, access, parking, condition, and management.

This is where buyers can get tripped up, so read carefully.

Most of Chalet Village sits inside Gatlinburg city limits, which means you'll need a Tourist Residency Permit from the city, an annual fire and building inspection, and you'll collect state, county, and city taxes on your rentals. A few parcels near the community edges can fall under Sevier County rules instead, so always verify the exact jurisdiction and permit status for the specific property.

And here's the one people miss: the HOA can have its own rules on top of the city's. Rebuilding or new construction inside Chalet Village requires approval through the community's process, and HOA covenants can affect how you use and rent your property. The HOA itself is friendly to vacation rentals, but you still need to read the covenants for the specific phase or section of Chalet Village you're buying in, because they're not all identical.

๐ŸŒฑ OPPORTUNITY FOR GROWTH

The big opportunity in Chalet Village is the inventory refresh. With so much new construction over the past several years, buyers have a rare chance to purchase an established, amenity-rich community with modern cabins, something you'd be hard-pressed to find at this scale anywhere else in the Smokies.

There's also continued interest from investors and second-home buyers who want the combination of community amenities and mountain views, and the demand side keeps getting support from record national park visitation. That doesn't mean every cabin is a winner, but the fundamentals of the community are strong.

Yes, for the right buyer and the right property. Chalet Village offers a proven short-term rental community, strong amenities, close access to downtown and the national park, and a big batch of newer construction to choose from.

Just do your homework. Verify the jurisdiction and permit status, read the HOA covenants, review real numbers on utilities, insurance, and management costs, and don't pay a premium for a view that isn't actually that great.

The cabins are the easy part. The due diligence is what separates a good deal from an expensive lesson.
